A PROCESS BUILT AROUND YOU
Building a custom home should be one of the most exciting journeys of your life. At BGH Construction, we work hard to make sure it feels that way, through a clear, structured process that keeps you informed, in control, and confident at every stage.
Stage 1: Concept Agreement
Every custom home begins with a conversation. We meet you on site, listen to your vision, understand your lifestyle, and assess your block. From there we enter into a Concept Agreement and engage our architect on your behalf, briefing them on your scope, budget, and design direction.
The architect meets you on site/ there office and develops initial concept plans including floor plans and elevations, giving you a clear picture of what your home will look and feel like before any major commitment is made. Once concept plans are complete, we refine your initial investment figure so everyone is aligned before moving forward.
Stage 2: Preliminary Building Agreement
Once you are happy with the concept and the figures work, we move into the Preliminary Building Agreement. This is where everything is developed in detail, architectural plans for DA or CDC approval, structural engineering, geotechnical and hydraulic reports, BASIX and NatHERS compliance, and council or certifier management. All coordinated by BGH Construction on your behalf.
This is also where the exciting part begins. We connect you with our interior designer to start bringing your vision to life through your selections: kitchen, bathrooms, flooring, tiling, fixtures, fittings, and exterior finishes. Every detail documented and confirmed before construction begins.
We charge a fee for the preparation of your Fixed Price Proposal and construction schedule, the amount depends on the scale and complexity of your project. We present it to you in person and walk through every single page together.
Stage 3: Fixed Price Construction Contract
Once approvals are granted and your proposal is accepted, we enter into a formal HIA Building Contract. The price is fixed. Your proposal documents every inclusion, exclusion, and specification, typically 40 to 50 pages long, so there is nothing left to interpretation and nothing hidden in the fine print.
From the day construction starts, you have real time access to your project through our Buildertrend app, weekly site meetings, and a dedicated site supervisor who manages every trade, every inspection, and every detail of your build.
WHAT MAKES A BGH HOME DIFFERENT
There are builders who put up walls and hand over keys. And then there are builders who think about every detail, the way natural light moves through a room, the flow from inside to outside, the material choices that will still look beautiful in twenty years.
BGH Construction builds for the long term. We specify quality materials, engage experienced trades we have worked with for years, and apply our 278 point quality checklist at every stage of construction. Nothing moves forward until it meets our standard.
At key milestones, particularly electrical and plumbing rough-in, we meet on site with you to confirm the exact position and height of every fitting before it is locked in. Because the details matter deeply in a custom home. And getting them right the first time is what separates a good build from a great one.
At three and six months after handover, we return to site to inspect and address any minor items that have emerged through the settling period. Because our commitment to the home we built for you does not end at handover.
